This charming enticing cottage, built in 1864, Marsh House is the second oldest residence in Armidale. It has been brought into this century with extensive renovation so that the kitchen and bathroom boast all modern amenities. (dishwasher, full sized fridge with freezer,microwave, front loader washing machine and dryer).Accommodation is comprised of three bedrooms. The first has a comfortable queen sized bed. The second has a double bed. The third has a 3/4 bed and a single. This versatile configuration enables holidaymakers, families and those coming to Armidale in work groups to find the perfect accommodation. Located midway between Sydney and Brisbane, Armidale is a logical geographical stopover. Linen and towels are included in the tariff.
As the house retains its original shingle roof and first ceiling beneath a corrugated newer roof and ceiling, the insulative qualities of Marsh House are superlative. In the winter it is heated by electric heaters in the bathroom and third bedroom and a slow combustion wood heater in the sitting room. This is easy to ignite and keeps the house extremely cosy, especially as the old house has thick walls and retains the heat well. Wood is supplied.
In summer these same attributes keep the house very cool. Iron security doors ensure the house is locked at night but facilitate cooling down the building again. It can then be closed up in the morning and stays cool.
The exterior of Marsh House includes a medium back yard and garage. Several cars can be parked off street. The house is located on the central southern hill of Armidale, at the quiet (non highway) end of Marsh St. Tim Tam’s Café is a convenient 2 min walk away but Coles and downtown amenities are only 5 mins down the hill. The University of New England would be an 8-10 min drive away or buses leave from the CBD outside the Post Office to go there.

Cancellation Policy

Cancellation Policy
Bookings are taken and held in good faith for guests.
Holidaymakers who cancel at least 30 days before check-in will get back 100% of the amount that theyve paid. If they cancel between 14 and 30 days before check-in theyll get back 50%. Otherwise they wont get a refund. Unless: If the owner can re-let they will remit the tariff paid by the guest for re-booked nights.
If a guest wishes to reduce number of their party or the duration of their stay at any time after confirmed booking the quoted price will not vary.
Guests are advised to take out travel insurance at time of booking to cover them against any loss that may occur as a result of changed circumstance
Credit Card Surcharge of 2.5% will be applied to all transactions.
To maintain good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:
1. Departure is by 10am unless otherwise agreed.
2. The house to be left in a similar condition of cleanliness as you found it.
3. All rubbish to be placed in the relevant bins provided. Recycling a must.
4. The refrigerator microwave and oven to be cleaned.
5. All dishes to be washed dried and put away.
6. Pets are not allowed.
7. The number of guests does not exceed that stated in the booking requests.
